New Construction

If you are interested in purchasing new construction, do not go to a sample home or contact the builder directly, unless you call me first.

Builders will find any reason to try and cut out a buyer’s representative from the transaction. Builders will not pay a commission to a buyer’s representative unless they are involved from the initial contact. This means that you will not have representation unless you pay for it directly. Typically, there is a sign in sheet at sample properties for the potential buyer and the buyer’s representative. It is required that the buyer’s representative be disclosed on the sign in sheet. Why wouldn’t you want to have experienced buyer representation, while the seller is paying for it. I will handle the deal from preparing the contract, through construction, to settlement.

Did you know that as a buyer of new construction, you can negotiate in the contract a clause for periodic inspections at different phases of the construction?
